Wedgwood, King County
A gas fireplace tune-up in Wedgwood costs $189 to $479. The spread comes from the unit: a simple log set under an open flue takes less time than a sealed direct-vent fireplace with a fan, a remote receiver and a glass front that has to come off. Parts are quoted separately, and only after we have shown you the worn one.

Wedgwood was financed as much as it was built. Its first houses were sold under Title VI of the National Housing Act, a federal loan program for war workers, and after 1945 veterans bought with GI loans. Eight decades later the Census describes the heating in ZIP area 98115, Wedgwood's tabulation area: 48.8 percent of homes heat mainly with electricity and 43.5 percent with utility gas.
In the 98115 ZIP area, 43.5 percent of homes rely on utility gas as their main heating fuel, and fuel oil still heats 5.8 percent. Those Census figures count furnaces and boilers, not fireplaces; the survey has no question about hearths at all. They do show how common a gas line is in these houses, and where gas is already indoors, a gas log or a gas insert is an easy addition to a fireplace first laid up for wood.
A gas flame produces cooler, wetter exhaust than a wood fire, and that is where the code comes in. Seattle's residential code, at R1003.11, wants the lining of a masonry chimney to suit the appliance actually connected to it. When we service a gas unit that vents into a wide old fireplace flue, we check whether a correctly sized liner runs from the appliance to the top. If it does not, the report says so, with photos.
Every gas fireplace service we do in Wedgwood includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowWith gas already piped to so many houses, the fireplace is frequently a gas appliance too, sometimes original to a remodel and sometimes fitted into an older wood-burning opening. Either kind runs for years without complaint and then fails on the first cold evening: a pilot that will not hold, a sooty glass, a burner that lights with a thump. Each of those has a cause that a yearly service finds early.
The rating plate gives us brand, model and vent type, and the service steps come from the manufacturer's manual.
The burner, pilot and glass are cleaned. Sensor voltage and gas pressure are measured against the plate values.
A direct-vent termination is inspected outside. A unit that vents up a chimney has that flue and its liner looked at.
We run the fireplace from cold start to shutdown and watch the flame throughout, and you get a written list of what was done and what to watch.
Read the Puget Sound Clean Air Agency's own wording and the list is specific. Under Stage 1 the list is the wood-burning fireplace and the uncertified wood stove or insert. Under Stage 2 it grows to every fireplace, stove and insert that burns wood, and pellet stoves join them. During either stage outdoor burning stops as well, recreational wood and charcoal fires included. The devices named all burn solid fuel.
Bans come in the heating season, when the agency's data show wood smoke to be the main source of fine particles, and that is also when a household wants a fire. In a home that has both a wood hearth and a gas unit, the gas one ends up doing all the work that week, so it should be ready before the season starts. If you are unsure how the rules treat your particular appliance, the agency's burn ban FAQ and its status line are the places to ask; we do not speak for the agency.

Yes. A vented gas appliance sends its exhaust up that flue, and the Seattle Residential Code requires the lining to suit the appliance served. We look at the flue as part of the service and tell you if it needs more attention.
The tune-up has its own price. A separate chimney inspection, when the flue raises questions, is $99 plus tax and comes off any chimney work whose quote you later approve.
It is a common deposit from combustion. It comes off with a cleaner made for ceramic glass, which is part of the service. Ordinary window spray can etch it permanently.
