Wedgwood, King County
An inspection in Wedgwood is a flat $99 plus tax for each chimney, and nothing about the house changes that figure: not the roof pitch, not the height of the stack, not the number of photos taken. Should the report point to a repair, and should you sign the written quote for it, the fee is subtracted from that job.

Wedgwood joined Seattle in pieces. The blocks south of NE 85th Street were annexed in March 1945, a section called North Wedgwood followed in 1953, and the remainder came in on January 4, 1954 with the rest of the north end up to 145th Street. Balch's first houses date from 1941 to 1946, so the earliest of them were framed before the land beneath them was inside the city limits.
Two generations of houses share these streets. The Morningside Heights plat, NE 90th to NE 95th Street west of 35th Avenue NE, gained its Craftsman-style houses across the 1920s and 1930s. The original Wedgwood plat came in 1941, with houses drawn by the firm Thomas, Grainger and Thomas in Cape Cod and Colonial styles. None of the histories we read records how any of them was heated or vented, which is the gap an inspection fills house by house.
The checklist comes from the code. A masonry chimney has to be lined for the appliance it serves; R1003.11 of the Seattle Residential Code accepts three answers: clay tile made to ASTM C315, a liner system listed under UL 1777, or a third material the official approves, provided it survives corrosion and 1,800 degrees Fahrenheit. An inspector therefore asks two questions of an older flue: what is the lining made of, and does it still match what is burning below it.
Every chimney inspection we do in Wedgwood includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowA fireplace that works on the few nights it is lit gives no hint of what the flue looks like above the damper. That is why the State Fire Marshal, in the heating-safety notice it issued on September 21, 2026, asks Washington residents to get a professional to check and clean chimneys and fireplaces each year. In Wedgwood the question is often simpler than damage: owners who bought a house two or three sales after it was built may not know whether the fireplace was ever altered.
What burns there now, what burned there before, and anything the last owner mentioned. Ten minutes of questions save an hour of guessing.
Firebox walls, the damper and the smoke chamber are checked from the hearth, then the camera goes up if the flue cannot be read by eye.
On the roof we examine four things: crown, cap, mortar joints, and the metal where chimney and shingles meet.
The report arrives with photos. Each item is marked as safe to leave, worth watching or due for repair, with a figure beside the last group.
Whether a stove or insert may run during a Stage 1 ban depends on one fact about the unit: its certification. The regional Clean Air Agency suggests a quick visual test. A certified device normally shows two things, a label from the EPA and one door made of glass. Two doors side by side, in solid metal or in glass, usually mark an uncertified one.
Owners who inherited an insert with the house often cannot say which kind they have. During an inspection we look for the label, photograph it when it exists and write the answer into the report. It matters on the day a ban is called: under Stage 1 an uncertified insert is treated like an open wood fireplace and has to stay unlit; the only way around that is the agency's exemption for a home that cannot be heated adequately by other means.

Wedgwood is a neighborhood first platted by developer Albert Balch in 1941, between NE 75th and NE 95th streets, with one-story houses of the 1940s next to Craftsman homes of the 1920s and 1930s.

One document, plain numbers, covering only the work your chimney genuinely needs.

No. Approve the quote that follows the visit and the $99 plus tax already paid counts toward that work. If you decide against the repair, the inspection fee stands as the price of the report.
Whether the flue lining is intact, whether an insert or gas appliance is connected the way its listing requires, and what condition the crown, cap and flashing are in. You get photos you can hand to the seller or your agent.
Not always. A short, straight flue can sometimes be read from the firebox and the roof. The camera comes out when a section cannot be seen, after a chimney fire, or when the appliance is changing.
